There are some buyers who will avoid purchasing a house subject to ground rent, however they can always ask the seller to redeem the ground rent as part of the transaction. A property subject to a ground rent is usually worth a couple thousand dollars less than an identical house that will convey in fee simple. If you take the annual amount of the ground rent and divide by .06 you will get the capitalized value of the ground rent. The cost of redeeming a ground rent is its capitalized value plus legal fees that run around $500.
