Most of our homes are roofed with layers of felt paper and hot tar.. When these roofs are installed they usually come with a ten year warranty as long as you pay the company to recoat every three years. When they recoat they also check and repair flashing, vent collars, etc. I paid $400 to have my roof silvercoated the last time it was due to be coated. 

The hext time I am in the market for a new roof I will go with a 20 year rubber roof because they require significantly less maintenance.
